On approximately January 1st, 2017 we moved into the Tampa Woods apartments, Tampa, FL. This facility is managed by Adara Communities.

We were house hunting. We signed a seven month lease (January - July). Our lease stated there would be a $1710 penalty if we broke the lease. On three separate occasions (January - May) we spoke with the previous Adara Communities manager and other office associates.

Each time they confirmed there were two possible options if we needed to break the lease and vacate the unit sooner than seven months. 1) If we could find someone to sublet the unit for the remainder of the lease; there would be no penalty. 2) If we gave Adara Communities enough advance notice to find new renters for the unit; the penalty would be reduced or eliminated depending how soon they could re-rent the unit after we vacated. On approximately April 1st, we formally notified Adara Communities we would be breaking the lease and vacating the unit as of May 31st.

On this occasion, we again confirmed with the office staff the penalty would be reduced or eliminated if we were able to sublet or if they were able to find new tenants for the unit. We provided two months advance notice based on their earlier statements. Between approximately May 1st - 15th, I confirmed with Greg P. (a recently disabled military vet, being medically discharged from the military because of injuries suffered overseas) he intended to sublet our unit for the remaining two months of the lease period (June -July).

There are text messages between Greg P. and myself documenting this agreement. On May 19th (while we still occupied the unit), we contacted the Adara Communities staff to inform them we had found someone to sublet the unit. We were told we could not sublet because they had already leased the unit beginning June 16th.

This was the first we had been informed of this. There was no prior notification. There are text messages between Greg P. and myself dated May 19th confirming this incident.

On June 1st, Adara Communities presented us with a bill for the full penalty ($1710). On June 15th, we met with the current Adara Communities manager at her office. I presented her with the above information, and copies of the above referenced text messages. She confirmed the request for advance notice was not intended to benefit the tenant but to benefit Adara Communities.

On June 21st, the current Adara Communities manager contacted us by phone. She informed us per her corporate HQ, they were not liable for any statements made by the previous manager.

We were still obligated to pay the full penalty. She again confirmed the request for advance notice was not intended to benefit the tenant but to benefit Adara Communities.

Monetary Loss: $1060.

Preferred solution: Price reduction.

Adara Communities Cons: That at the end, After being what they described as an ideal resident.
